Salem Retail Plan:  Salem, Massachusetts
Prepared a retail market study of downtown Salem to better understand market conditions, identify opportunities to diversify the downtown retail base and build consensus on an effective retail market development plan.  This plan is being implemented by the Salem Redevelopment Authority and its partners the Chamber of Commerce, Main Street Program and private businesses.


Dedham Lifestyle Center Impacts Study: 
Dedham, Massachusetts
For the Town of Dedham, evaluated a developer’s proposal for a major retail, restaurant and cinema “Lifestyle Center.”  This included feedback on the reasonableness of the developer’s market analysis and an evaluation of the impacts the project would have on the nearby downtown retail core.


Commercial Area Market Study:  Tiverton, Rhode Island
Evaluated a commercial district and residential area in the north end of the Town of Tiverton, RI for the Town and a local task force.  We analyzed site-related conditions such as traffic, business conditions, parking, tax implications of the location adjacent to the Rhode Island/Massachusetts border, adequacy of infrastructure, and other relevant site issues.  We identified the primary and secondary market areas for the project, and estimated spending potential by category.  Our recommendations included needed physical improvements, redevelopment strategy and target retail and commercial types as well as implementation measures.


Destiny USA Market Evaluation: 
Syracuse, New York
Evaluated the marketability of Destiny USA as a major retail and entertainment concept.  This included location, site evaluation, identification of market segments, comparable project experience, revenue factor assumptions, and estimation of potential attendance under different development scenarios.


Impacts of Potential New Discount Department Store Development: 
Ticonderoga, New York
For the Town of Ticonderoga, NY, evaluated the downtown impacts of a new Walmart store proposed for development.  We also evaluated the potential fiscal impacts and employment effect.


Community Character Impacts Study:  Ithaca, New York
Conducted a fiscal and market analysis of the existing retail environment in Ithaca in order to evaluate potential community character and competitive impacts of a proposed “power center” new retail development near the downtown core.  This included evaluating total market spending potential as well as the competitive characteristics of the proposed shopping center and the downtown core.


Retailing Potential at Catskill Corners:  Shandaken, New York
For a private developer, we analyzed the market potential of specialty retailing to be incorporated with an existing visitor attraction in this destination tourism location.
